  1. Pre-Approval: Before you start house hunting, it's a good idea to get pre-approved for a mortgage. This involves submitting an application to a lender along with documentation of your income, assets, and debts.   2. House Hunting: Armed with your pre-approval, you can start looking for a home within your budget. Real estate agents can be helpful in this process, as they can help you find listings that meet your criteria and negotiate with sellers.
  3. Making an Offer: Once you find a home you like, you'll make an offer to the seller. If the seller accepts your offer, you'll sign a purchase agreement and provide an earnest money deposit, which is typically around 1-3% of the purchase price.
  4. Formal Mortgage Application: After your offer is accepted, you'll submit a formal mortgage application to your lender. You'll need to provide more detailed financial information and documentation at this stage.
  5. Appraisal: The lender will order an appraisal of the property to determine its value. This is to ensure that the property is worth the amount you're borrowing.
  6. Underwriting: Once the appraisal comes back and your application is complete, the lender will send your file to an underwriter for review. The underwriter will make sure you meet all the lender's guidelines and assess the risk of lending to you.
  7. Loan Approval: If the underwriter is satisfied with your application, they'll approve your loan, subject to any conditions that need to be met before closing.
  8. Closing: Once your loan is approved, you'll schedule a closing date. At the closing, you'll sign all the necessary paperwork to finalize the purchase of the home and take ownership. This typically includes signing the mortgage note, the deed, and various other documents.
